Step by step in Terrace

   Confirm zoning before anything else

   Check the property's zone, setbacks, height and lot coverage, and whether it sits in a Development Permit Area. If it does, that approval has to come before the building permit — Terrace won't issue until land use is settled.

   Work out which permits you need

   Structural work needs a building permit from City of Terrace. Electrical and gas are separate and are issued by Technical Safety BC — electrical and gas permits are provincial and issued by Technical Safety BC, not the City. Plumbing is usually part of the building permit.

   Prepare drawings and documents

   Cloudpermit — online e-permitting portal (ca.cloudpermit.com). Apply, track progress and receive results online; register for an account and log in. Paper applications accepted but require additional processing time.

   Pay the permit fee

   Building permit fees approx. $8 base + $1 per unit of fair-market/construction value; plumbing $10 per fixture; demolition permits and special inspections $100 each (per City fee info). Confirm the current schedule with Terrace before you budget.

6. 6

   Plan review, then build to inspections

   The building department reviews against the BC Building Code and zoning; answer any comments quickly. Once issued, post the permit on site and book inspections at each stage — footings, framing, rough-in, insulation, final. Don't cover work before it's inspected.
