   Confirm zoning before anything else

   Check the property's zone, setbacks, height and lot coverage, and whether it sits in a Development Permit Area. If it does, that approval has to come before the building permit — Sidney won't issue until land use is settled.

   Work out which permits you need

   Structural work needs a building permit from Town of Sidney. Electrical and gas are separate and are issued by Technical Safety BC issues both electrical and gas permits (standard for BC; not addressed on Town page, Town issues building/plumbing/demolition only). Plumbing is usually part of the building permit.

   Prepare drawings and documents

   Town of Sidney asks for: Digital plans submitted at application; two paper copies required upon permit issuance (paper no longer required at application stage); Only complete applications accepted; BC Energy Step Code compliance; Construction Fire Safety Plan required for most applications; Storm Water Management System designed by a professional civil engineer, with covenant registration, where applicable; Owner's Authorization where applicant is not the owner.

   Digital plans emailed to developmentservices@sidney.ca; in-person by appointment or walk-in hours (8:30-10:00am & 3:00-4:00pm). No public online permitting portal; a Building Permit Information Search Portal exists for looking up past permits (2000+).

   Pay the permit fee
